The average prices for real estate come out to approximately 5,200 euros per square meter in the city center, with more valuable and trendy neighborhoods (such as Chiado and Principe Real) reaching up to 7,000 euros or even more. High quality of life, world-class infrastructure, international airport, blue-green Portuguese ocean, developed startup environment - the benefits and advantages for business and tourism are strong. However, one must also recognize that property prices are on the rise, and traffic in the capital is getting more complicated.

Porto is another location where real value can be found. The average price of real estate in the city centre is around €3,600 per square metre, representing a decrease of around 30% compared to Lisbon. Porto has a thriving tech community and Porto is known for being the city with the best food in Portugal. Although not as ‘polished’ as Lisbon, the city has loads of character and a more authentic vibe. The international airport offers connections to many European destinations, although they are mostly indirect and there are fewer direct flights for intercontinental travel compared to Lisbon.

The Algarve in Portugal is becoming the go-to lifestyle location for those looking to relocate to this sun-kissed corner of Europe – whether it be for eventual retirement or as a foreign vacation home. Property prices vary from around 2,500 euros per square meter in the less-populated locales to 6,000 euros plus in areas like Quinta do Lago. With arguably the best weather in Europe, a plethora of world-class golf courses and plenty of five-star amenities for vacation home owners, it’s easy to see why this is where most people want to be. However, those considering a purchase here must also keep in mind that the region is seasonal, and certain services and amenities may not be readily available outside of the tourist zones.

The Honest Assessment

As we tick into 2026, it’s fair to ask if Portugal’s Golden Visa still has value to offer? Everything depends on the specific goal you’re trying to achieve.

For European residency with low presence required this is still one of the best programs out there. The fund route is very clean, well established and heavily regulated.

The combination of buying a beachfront apartment with residency was one of the draws of the Golden Visa scheme. That’s now not on offer. You can still buy the apartment but it won’t be allocated towards the Golden Visa for which other criteria will now apply.

An alternative view is that one should view this as an investment. Funds may return no money over the lifetime of the investment. Given that the funds will be tied up for 5 to 8 years at most, you must believe that the increase in the resale value of the residency plus rental yields will be greater than what you could earn on an alternative investment.

The process of achieving citizenship can take between 6 to 8 years, however the end goal is worth it. Nothing quite compares to attaining a European Passport.
